Section 515 and 514 properties
One row per property in USDA Rural Development's active multifamily file (report date 2026-10-19). The key is property_id, USDA's borrower and project number, such as 000123850-01-1. USDA's file repeats one property word for word; it appears once here.
program: Section 515 rural rental, or Section 514 on-farm or off-farm labor housing.housing_type: family, elderly, both, congregate or group home.ownership: full profit, limited profit or nonprofit.restriction_expires: the date USDA's file gives for the end of the property's use restrictions.restriction_windowsorts that date against the file's report date: past, within 12 months, 12 to 24 months, 2 to 5 years, over 5 years. This site adds that column; USDA doesn't publish it.lihtcis 1 where the property also has housing tax credits, withcredits_expirewhere USDA lists a date.openedis the date USDA records the property as opened.units,rental_assistance_units,vacant_units(as USDA last recorded them, not live availability),accessible_units, andunits_1brtounits_6br.county_fipsandcountycome from the county USDA lists.management_companyis blank where USDA's entry looks like a private person's name rather than a company.
Section 538 loans
Every loan in USDA's Section 538 public data file (as of 2026-10-19): fiscal year of the obligation, project, city, state, lender, closing date, loan amount, total development cost and loan-to-cost where USDA gives them, tax credit flag, units, town population, property type, new construction or rehab, and units and rents by bedroom count (studio to four bedrooms; blank where none). There's no loan number in this file, so it isn't watched row by row.
FY2026 Section 538 income limits
USDA's "RD 538 GUAR MOD INC" row (115% of area median income) for 1 to 8 persons, for every area in USDA's FY2026 multifamily income limit file, effective July 13, 2026. area_id is the state and area name in lowercase with dashes. parent_metro names the metro area for HUD Metro FMR Areas. county_fips lists, space separated, the counties this site matched to the area through the OMB July 2023 metro delineation; it's this site's match, not USDA's, and it's blank for areas the match didn't reach. One California row prints under a footnote in USDA's PDF, so its limits are blank rather than guessed.
API
All GET, JSON, no key.
Rural eligibility: /api/rural?address=
Send a street address with city and state or ZIP. The function finds the point with the Census Bureau geocoder, then asks USDA Rural Development's public eligibility map service whether it falls inside an ineligible area on the current single family and multifamily housing map, the proposed map based on the 2020 census, and the previous map. Nothing is stored. Example: /api/rural?address=1007%20Hayden%20Pl%2C%20Logan%2C%20OH%2043138
The reply has matchedAddress, lat, lon, county (FIPS) and countyName, place, and three true or false answers: eligible (current map), proposedEligible and previousEligible. Errors come back as {"error": "..."} with status 400 (address too short), 404 (no match) or 502 (the geocoder or USDA's map didn't answer). USDA makes the final call when it reviews a complete application, so treat this as a first check.
Rates: /api/live?ids=UST10,SOFR
Latest Treasury par yields, SOFR and other benchmarks from the publishers' own files, with the as-of date, a freshness status and the source link. Add &history=60 for 60 days of readings. The 538 loan sizer doesn't use these: it prices off the rate your lender quotes.
